Amélie Ocean Residences

About

Amélie Ocean Residences is a boutique gated community of just 11 lots of 1,200 to 1,500 m² (about 1,400 m² on average) on a site of about 2 hectares (18,800 m² according to the press). It is developed by Argentina's Costal Developments, in its first project in Uruguay, and designed by Pacífica Arquitectura (Ezequiel Gil).

It lies at stop 20 on Playa Brava, in the El Golf district, between Del Agua and Carnoustie streets and Avenida Laureano Alonso Pérez, about 150 metres from the sea and near the L'Auberge hotel. The historic house of Amalia Lacroze de Fortabat still stands on the site and is offered for restoration together with lots 8 and 9.

The plan includes a central amenities building with a sea-view gym, a multi-purpose room and 8 private rooms of 13 m² that owners can buy as an office or studio; a water feature and wooden walkways through the vegetation; and an exclusive beach-service area at the Mía Bistró beach bar. There are two entrances with 15 visitor parking spaces.

Security relies on 24-hour satellite monitoring, a panic button in each unit and a parcel reception; there is a backup generator for common areas, mains sewerage and underground cabling. At launch, Itaú offered to finance up to 50% of the lot value.

In 2026 it was still at the off-plan stage, with reference lot prices of around U$D 750,000. It targets buyers who want to build a custom house in a very small community, steps from Playa Brava and within the city.
