About
El Nido Beach & Surf Homes is a gated community under development on Ruta 10 at Balneario Buenos Aires (San Vicente), between Manantiales and José Ignacio. It is led by Donato Group on land the Schabsis family has owned since the 1970s, with a master plan by the Gómez Platero studio. It was unveiled in late 2024, and its centrepiece is a Wavegarden Cove wave pool billed as the first in Uruguay.
The subdivision covers about 67 hectares of gently sloping woodland facing the sea. Lots are around 1,000–1,100 m² (25 × 40 m on average); sources disagree on the total, putting it between roughly 400 and 450 lots. The main entrance will be a private paved road, with a second access from Balneario Buenos Aires. Planned services include drinking water, sewerage, fibre optics, underground power and 24-hour security.
The beach club, about 5 hectares, combines the wave pool, a beach, a bar and restaurant, indoor heated and outdoor pools, a spa, a gym, tennis, padel, squash, 7-a-side football, basketball, beach tennis and beach volleyball courts, a skate park, a SUP lake, a kids' club, a community garden and trails. The project website mentions 500 metres of private beach.
Published rules require at least 180 m² of built area, starting construction within 30 months of purchase and design approval by the architecture committee; rentals must be for at least 7 days. There is a one-off connection fee of 3% of the lot price, and common charges are estimated at U$D 400 a month once construction is finished (one listing quotes U$D 650). Listing portals show lots at roughly U$D 286,000–408,000. The wave pool was scheduled to open in mid-2026.
