Reserva Montoya is a 60-hectare wooded gated community in Montoya, La Barra, on the shore of Laguna Blanca and about four blocks from the sea. It borders the former Mantra hotel and has some 400 metres of lagoon shoreline. It is developed by Ardax S.A., formed by Jorge de León Meneses and Argentine engineer Nicolás Gassiebayle; landscaping is by Bulla and the masterplan by the Robirosa studio.

The plan has about 370 lots from 1,000 m², laid out around the terrain, streams and trees, with several kilometres of nature trails. By mid-2026 there were 45 finished houses and 50 under construction. On the portals, lots of about 1,000 m² are offered at around U$D 275,000–285,000; the developer offers instalment plans.

The club house has a 21-metre pool, a deck and a hardwood pier on the lagoon used for kayaking and kitesurfing. The sports area includes a gym, two clay tennis courts, two padel courts, five-a-side football, pools for children and teenagers, a skate park, teqball and a small golf practice area. There is also a wellness centre and the community's own beach bar in season. The perimeter is fenced and security is on duty 24 hours a day.

Rules set FOS at 25%, FOT at 50%, a minimum of 180 m² of covered space, a maximum height of 7 m and an 18-month building period; designs go through the Architecture Committee and there is no building work from 20 December to the end of February. Houses connect to the sewer network and water wells are not allowed. On taking possession buyers pay an occupancy fee of 1.8% of the price; monthly fees were estimated at U$D 250–300.

It suits people who want to live in the woods close to the beach and La Barra, in a new community with extensive sports facilities.
