New gated community of 64 lots of 1,000 m² in El Tesoro, on Camino Eguzquiza
About
Estancia Miramar is a gated community under construction in El Tesoro, on Camino Eguzquiza, about 20 blocks from central La Barra. The project, by FUSDERY S.A. and marketed by XDeveloper and Kuste, pairs the neighbourhood with a shopping arcade and a public square facing the road.
The Maldonado departmental council approved it at an extraordinary session on 23 December 2024. According to the resolution quoted by FM Gente, the community is divided into 64 plots of over 1,000 m², and the shopping centre will have 29 units and 106 parking spaces. The developer paid U$D 98,840 for two public streets that had never been opened and now lie inside the site.
The developer promises paved streets, street lighting, underground power, water and data networks, a club house, generous green areas, entrances with private security and the preservation of a historic farmstead. In March 2026 lots were offered from U$D 140,000.
Set within the El Tesoro grid and with mid-sized lots, it targets people who want to live year-round near La Barra with services close by. So far only project renderings exist; there are no photos of the finished community.
