About
Playa Brava is a small gated neighbourhood of 94 lots, developed by CAELAN S.A. on Camino Eugenio Saiz Martínez, about 400 m north of the José Ignacio roundabout. The original plan was approved in 2015 with 4,000 m² units. In 2020 the Maldonado authorities allowed it to be re-divided into lots of 1,000 to 2,000 m². It is a horizontal-property development under Law 17,292 and, according to the press, covers about 14 hectares.
The land lies among dunes and pines on one of the higher parts of José Ignacio. The official site puts it 1.3 km from the village centre and 28 km from Punta del Este. It has no beachfront of its own. The entrance is a boulevard with 72 butiá palms, which also serves as a walking and cycling route into the village.
The November 2025 report says the underground power grid, water and sewage networks, gravel roads, club house, co-working space and main gate are finished. The tennis and padel courts are open, and there is a gym and a multipurpose room. Drinking water and sewage were being connected to the OSE public network. The development also has two 80 m wells of its own. Antel fibre is ordered by each owner.
Building follows the community’s own code: 20 % site coverage (FOS), 35 % floor-area ratio (FOT), at least 130 m² of covered area, a 7 m height limit and up to 12 months per build. An architecture committee approves every project. Registered pets are allowed, and rentals must be reported to management. In November 2025 there were 2 finished houses and 67 lots sold. The masterplan updated on 11/09/2026 shows 15 lots still free, with asking prices of U$D 290,000–330,000 for about 1,000 m².
