About
Pinar del Faro is an established gated neighbourhood in José Ignacio. It was built on land from the former estancia of the same name, on Camino Eugenio Saiz Martínez, 150 m from Route 10 and next to the roundabout at the entrance to the village. The co-ownership regulation gives it 40.8 hectares on a rise of about 15 m, the highest point of José Ignacio. The dunes were planted decades ago with maritime pines, acacias, eucalyptus and palms.
It was developed by Nordelcor S.A., chaired by Sergio Sessa, with the masterplan and urban design by Europe-based architect Mario Connio. It was launched in 2005 and is a horizontal-property development under Law 17,292. There are 254 lots, mostly about 1,000 m² and up to 2,247 m². Streets are set below the level of the lots, and power and telecoms run underground.
The community has three squares with butiá palms, a lakeside walk, a club house with restaurant, pools, a spa with sauna, a tennis club and a gym. It also has a 24-hour reception and security, and a beach service with loungers and umbrellas, although it has no beachfront of its own.
The building code sets 30 % site coverage (FOS), 45 % floor-area ratio (FOT), at least 130 m² of covered area, a 7 m height limit and up to 12 months per build. Projects go through an architecture committee, pets are allowed and rentals must be reported to management. In 2026 Victoria Fones had 16 lots for sale, from U$D 500,000–780,000 for about 1,000 m² up to U$D 1.25 million for 2,055 m², and houses from U$D 0.95 to 2.8 million.
