Parque de las Sierras

Parque de las Sierras is a small gated community in the city of Minas, capital of Lavalleja department. It occupies a plot of about 2.2 hectares at Avenida Eduardo Fabini and Concejal Andrés Nappa, in the north of the city, a few blocks from the bus terminal and Minas Shopping. It is the only gated community that academic surveys record in the department.

It sells houses rather than plots: the project calls for 72 contemporary duplex homes with 2, 3 and 4 bedrooms, wood stoves, covered parking, a patio and a private garden with pergola and barbecue. It is developed by Efinco S.A. with Uruguayan capital and designed by MV+Arquitectos; construction began in 2016. At launch the houses were priced between U$D 125,000 and 160,000.

Shared areas include green spaces, a sun deck with timber decking, a party room with barbecue, multi-use courts for football and volleyball and a children's playground. The plot is fenced, with one main and two secondary controlled entrances; the project also announced camera monitoring.

The development operates under Law 18.795 on promoted (social-interest) housing, a case that Marcelo Pérez Sánchez's research and the press flagged as unusual for a gated community. The Housing Ministry lists it as a housing scheme with BHU mortgage financing. It is an urban option for middle-class families looking for a house in Minas, not a country or holiday community.
