Club de Mar (registered as Santa María de los Médanos) is an established gated neighbourhood of about 30 hectares facing Playa Brava in José Ignacio. It lies between Route 10 and the sea, a few minutes’ walk from the village. Agents describe it as the only José Ignacio neighbourhood with direct beach access.
It is run by the owners’ association. The seafront club house has a lounge, an adults’ pool and a seasonal restaurant. On the beach there is an umbrella and lounger service (one umbrella and three loungers per house) and lifeguards; access is by boardwalks that protect the dunes. The tennis club has six clay courts, and there are also padel courts, a gym, a kids’ club for ages 5 to 10 and electric carts to the beach in season.
The gatehouse and security operate 24 hours a day. The community rules allow pets on a lead but not on the beach or in the social areas. Building work must finish or stop before 1 December, and seasonal rentals are common.
The neighbourhood is largely built up, and only a few lots come up for sale. In 2025–2026 Victoria Fones listed an 800 m² lot for U$D 1.8 million and a 1,098 m² lot for U$D 3 million, with houses from U$D 3 million.
