La Juana

La Juana is a 41.6-hectare gated community in Canelones, reached via Camino de los Aromos about two minutes from Ruta 101 (km 23.9). It bills itself as Uruguay's first “bio-intelligent” neighbourhood: the masterplan lays out 270 lots from 900 m² in eleven blocks around two private lakes of 1.6 and 1.2 hectares.

It is roughly 10 minutes from Carrasco airport and Mall Car One, 13 minutes from Zonamerica and about 20 minutes from Carrasco; Mall de los Horneros is 2.5 km away. It neighbours Colinas de Carrasco, in the cluster of gated communities north of Ciudad de la Costa.

Currently in operation are 24-hour security with controlled access, a closed perimeter, CCTV and patrols, the lakes, a playground and Juanita Kids, a St. David's kindergarten inside the community. A club house with indoor heated and outdoor pools, gym, covered padel and a multi-sport court is under construction, with a stated timeline of about 24 months. Drinking water comes from an on-site reverse-osmosis plant, and listings quote common charges of about UYU 10,000 a month.

The architecture rules set 35% site coverage, a 50% floor-area ratio, a 100 m² minimum and single-storey new homes only, subject to prior approval by an architecture committee; many houses use solar panels and heat pumps. The original developer went through insolvency proceedings with a court-agreed exit, and owners now build individually.

With more than 120 families in residence and lots from about U$D 78,000, it is one of the more affordable gated options in the area, aimed at young families living year-round near Montevideo.
