Las Grutas Village

Las Grutas Village is a gated community of just twelve houses under a horizontal-property (condominium) regime in the Las Grutas area of Punta Ballena. It is developed by Grupo Alonzo. Each home stands on its own lot of roughly 320–640 m² (322.7 to 637.9 m² according to the site plan).

The plot is long and narrow, running inland from the Interbalnearia highway, where the entrance is; at the far end lies a native wetland that the project kept and crosses with wooden decks. Punta del Este is about 10 km away and Astra, the community built on the former Hospital Marítimo grounds, less than a kilometre. It is not on the seafront.

The two-storey houses, each over 120 m², are paired as semi-detached units to leave more open garden. Every house has its own pool, a covered barbecue area and a garden; there is no club house and no shared amenities besides the wetland. The lots are linked by a private internal road.

The site is enclosed, with access control and 24-hour security. In 2026 finished houses were on sale; for example, a 130 m² three-bedroom house with a heated pool was listed at U$D 425,000.

It suits buyers who prefer a house to an apartment in Punta Ballena but do not want to maintain a large plot: a very small scale, a private pool and security, close to the highway and minutes from Punta del Este.
