About

Astra is a 16-hectare gated community at stop 45 of Playa Mansa, on the Punta Ballena bay, between the Interbalnearia highway and the beach. It occupies the grounds of the former Hospital Marítimo and is divided into 72 lots of 1,000–1,500 m². The backers are Argentine businessman Guillermo Jacob, chairman of the CHR logistics group, and Greek shipowner Athanasios Laskaridis; sales are handled by Punta Ballena Inmobiliaria and Sotheby's.

The land is an old maritime pine forest that the project aims to preserve and replant. The landscape plan by Jeanine Beare (of the Psamófila project) and Valeria Maruffo reintroduces native and Punta Ballena endemic species, adds a trail through the native coastal scrub and raised boardwalks over the dunes to the sea, with step-free beach access.

Water, sewerage, power and fibre-optic networks are all underground; according to the press, more than U$D 4 million went into infrastructure. There is 24-hour private security, a padel court, a gym with sauna, a children's play area, an enclosed barbecue house and a beach service; a beach restaurant is awaiting permits. Houses must be set back six metres from lot lines, leaving at least twelve metres between homes.

In 2026 lots were listed from U$D 500,000, with the largest or best-placed ones above U$D 2 million — roughly U$D 500–2,000 per m². An occupancy fee of U$D 9,850 and the agent's commission come on top. Punta del Este airport and Club del Lago golf are about ten minutes away, the Punta del Este port about twenty.
