About
Marinas de Carrasco is a gated neighbourhood of houses in Parque Miramar (Ciudad de la Costa, Canelones), between Avenida de las Américas and the Parque Miramar lake, in the Carrasco stream basin. It is a phased masterplan designed by Gómez Platero Arquitectos, close to the Carrasco schools and the area's shopping centres.
Unlike lot-based communities, it sells finished homes: according to a 2026 listing, the scheme has 67 two-storey houses on plots of roughly 250–290 m², each with about 130 m² of interior space, a pergola with barbecue, a carport and a private garden. Around 24 houses back directly onto the lake.
Listings describe a club house with pool, sun deck, barbecue areas with terrace, co-working spaces, a meeting room and an equipped gym; a jetty on the lake for non-motorised water sports is planned.
Security includes 24-hour surveillance, a perimeter fence, automated entry and exit gates with coded access and CCTV. The homes fall under Uruguay's Vivienda Promovida incentive regime. In a 2026 rental listing, common charges were UYU 13,000 a month (about U$D 325 at roughly 40 UYU/U$D).
In 2026 brand-new houses were offered at about U$D 577,000–720,000 and rented for around U$D 2,800 a month. It suits families who want a ready-built, low-maintenance home near Carrasco.
