Real de San Carlos Village & Golf is a gated community in Real de San Carlos, north of central Colonia del Sacramento. It wraps around the golf course of the Sheraton Colonia Golf & Spa hotel and is a short walk from the beach on the Río de la Plata. Estate agents describe it as the only gated community in Colonia del Sacramento; the entrance is on Avenida Rubén Falero.
According to the developer's sales plan, the project has 240 lots in two sectors, Barrio Playa and Barrio Golf, of 1,000 to 1,500 m² with frontages of over 25 metres; some older listings mention 113 lots of about 1,500 m², probably a single phase. Listed plots range from 1,500 to about 2,200 m², many with direct views over the golf holes.
Utilities are underground: mains water, electricity, telephone and, according to some listings, natural gas. The community has a club house with an outdoor pool, tennis and sports courts, a playground, full maintenance and 24-hour security, and building regulations apply. Asking prices on InfoCasas range from U$D 50,000 to 149,000 for a 1,500 m² lot, and in 2026 a 1,878 m² lot facing the 4th hole was listed at U$D 75,000. No public data on monthly fees was found.
It works both for year-round living close to the town, the Buquebus ferry port and Colonia's services, and as a weekend home for buyers from Buenos Aires, with golf, the beach and the river scenery minutes away.
