Médanos de Punta Gorda is a country club at "kilometre 1" of the Río de la Plata in Punta Gorda — the point where the Uruguay River meets the Plata — between Carmelo (about 15–17 km) and Nueva Palmira (about 5 km) in Colonia department. It sits on natural land of bluffs, dunes, pine woods and lagoons, looking out over the Paraná delta and the Argentine islands. The Casa Chic Carmelo boutique hotel operates inside the grounds.
According to its website, the masterplan provides for 200 lots of 1,500 to 5,000 m² with river or lagoon views, common areas that follow the terrain, white-sand beaches, shops, a restaurant with a general store and 24-hour security. Estate agents mention 180 lots over 100 hectares, five beaches, two tennis courts, a marina for 60–65 boats of up to 60 feet, a helipad and a coastguard office. The Casa Chic hotel has 20 rooms, restaurants, a spa and a pool, and there is a refurbished winery nearby. Horse rides and birdwatching are organised.
Plots listed on InfoCasas range from U$D 44,000 (3,000 m², 2025) to U$D 230,000 (a harbour-front lot, 2017); a 2,725 m² lot overlooking a lagoon was listed at U$D 60,500. The builder PMD Arquitectura works in the community using local materials. No monthly fees or building regulations are published.
Access from Buenos Aires is quick: around 12–15 minutes by light aircraft from San Fernando or an hour and a half by boat across the Delta, and Carmelo airport is about 7 km away. It is aimed at Argentine buyers who love boating, fishing and nature, for getaways or year-round living.
