Campo Chico is a small rural development under horizontal-property law in Martín Chico, Colonia department, on the Río de la Plata shore opposite Martín García island. It lies about 30 km from Carmelo and 60 km from Colonia del Sacramento, reached via Ruta 21 and a local road.
It covers some 15 hectares split into 16 farm-style lots of roughly 5,100 to 7,400 m², with underground power lines and direct access to an exclusive white-sand beach. The subdivision plan shows an area reserved for a club house. Maintenance and security are handled by a live-in caretaker rather than a 24-hour guard service.
In 2023–2024 lots were listed at U$D 20,000–45,000; 6,500 m² lots were offered at U$D 45,000 and a 5,116 m² lot at U$D 40,000. Listings mention monthly fees in US dollars without stating the amount. Several houses have already been built, some with pools.
