About
Santa Ana del Mar is a gated community on the ocean at La Coronilla, on the northern coast of Rocha. It sits at km 317 of Route 9, on the way to Chuy, in the Barrancas de La Coronilla area, about 180 km from Punta del Este. In recent years some agents list it as "Santa Ana Sanctuary": the location, size and description are the same.
The project was launched in 2008 by the Argentine firm CIMAR, with land parcel 68258 approved. It covers 86 hectares with about 165 lots of roughly 2,500 m²; recent listings also mention 5,000 m² farm lots. There are 6 hectares of lagoons and ponds and 16 hectares of woodland with trails. The developer mentions about 3,000 metres of beach.
The infrastructure is kept simple on purpose to keep common charges low: gravel roads and electricity. Listings from 2026 mention security, beach services, lakefront lots with access to a jetty, and direct beach access for the development. In 2026 lots were offered from U$D 45,000; a 2,536 m² oceanfront lot was listed at U$D 106,000.
It suits buyers who want a large, low-cost plot by the sea in a quiet, barely developed area near the Brazilian border. The sources do not say how many houses have been built, nor give building rules or the amount of common charges.
