Agreste Punta Negra

Agreste is a country-and-sea club under development in Punta Negra (Piriápolis, Maldonado), promoted by the Bouza family — owners of the Las Espinas winery — together with the developer Invergroup and Brazil's RCS Australis, which specialises in gated communities in southern Brazil. The estate covers 180 hectares and the plan calls for 183 lots of about 4,000 m²; sales opened at the end of 2025.

It sits on the slopes of Cerro de las Espinas, next to the winery's vineyards and restaurant, with lots between 30 and 180 metres above sea level and views of the coast, the hills and the lagoons. The beaches of Punta Negra, Punta Colorada, San Francisco and Piriápolis are close by; Laguna del Sauce airport is 18.5 km away and Punta del Este less than half an hour. The project has a hillside zone (90–160 m high) and two flatter zones.

Planned infrastructure includes paved roads, power and water, a club house with pool, gym, kids club, tennis, padel, beach tennis and 7-a-side football courts, stables, community vegetable gardens, trekking trails, wildlife and flora watching areas and a beach service. Access will have permanent 24/7 security. The first phase, with about 90 lots ready for building, is scheduled for mid-2027.

Half of the estate will be common land with preserved native woodland, and 50% of each lot must also be kept natural. There will be no fences between plots, the main house must have at least 180 m² and total built area may not exceed 600 m² per lot. An architecture committee approves every project.

At pre-launch lots were offered from about U$D 260,000 to 900,000 depending on location; by May 2026 around 35% had been sold. It suits buyers looking for a spacious country home with sea views, away from the bustle of Punta del Este.
