About
La Sirena – Marinas del Río Negro is a country estate under development in Soriano, in the historic Rincón de San Ginés area, about 14 km from Mercedes along the road to Paso de la Cruz. It covers 60 hectares with frontage on the Río Negro, amid native woodland, white-sand beaches, grassland and rock outcrops.
The project has 59 plots of two kinds. Along the river there are lots of 2,000–3,600 m², set back from the bank to open up the views. In a more rural sector there are small farms (chacras) of 5,000–10,000 m² overlooking the river or the countryside. In 2026 a front-row lot was offered at U$D 370,000.
The concept centres on the river: boating, fishing, kayaking and water-skiing. Public sources mention no shared infrastructure (club house, built marina or security) and do not state the legal regime, and satellite imagery shows the land still largely undeveloped.
It is marketed by agencies including Caldeyro Victorica and Grupo Torres G. It suits buyers looking for a large weekend or retirement plot on the river in a quiet rural setting who are comfortable with a project at an early stage.
